Abstract

Real Estate Investment Trusts (REITs) have become an essential investment vehicle in global financial markets

providing liquidity

diversification

and access to real estate investment for individual and institutional investors. This paper examines the current development status of REITs

analyzing their structure

market performance

regulatory environment

and key challenges. Furthermore

it explores measures to enhance their efficiency

stability

and attractiveness

particularly in emerging markets. The study concludes by offering policy recommendations and market strategies to foster sustainable growth in the REITs sector.
